TSAHC/TDHCA down payment assistance are state-wide programs Texans use to help purchase a home that provides the necessary funds for the down payment and/or closing costs. These programs can typically be used with Conventional, VA, FHA and USDA loan programs.   

 

Loans w/Down Payment Assistance:

• Credit scores as low as 620
• Debt to income ratio with AUS approval or depending on program guidelines
• FHA manual underwrites allowed up to 43% DTI with no additional fee (640 credit score may be required)
• Income limits vary by county and program
• 2%, 3%, 4% and 5% down payment assistance may be available
• Rates for the program vary depending on the amount of down payment assistance you choose and rates can change daily
• Grants and Forgivable 2nd liens
